The aim of this scheme was to negotiate a competitive price with the customer’s preferred contractor and agree a construction programme.

Design aspirations were set to match or exceed the quality of other similar schemes within Manchester.

A very difficult site on the fringes of Manchester City Centre which, bordered by a major crossroads, a river and land owned by another developer.

The site fell over 13m from existing road level down to the river.

The project involved constructing a 4 storey semi basement car park for circa 200 cars and a 13 storey 186,000ft2 grade A office building. A concrete raft, retaining structure and ground anchor solution with a transfer deck supports the 13 storey concrete frame for the upper floors.

The building consists of polished granite and glazed curtain walling to the external envelope.
